Two common paths

  • Permanent residents generally have access to the widest set of programs.
  • Work-permit holders can also qualify with many lenders, sometimes with a slightly larger down payment.

Several newcomer programs recognize foreign credit references in place of a Canadian score, and some allow as little as 5% down on an insured purchase, depending on the program and your profile.

Build Canadian credit early

Open a secured or standard credit card as soon as you can, use it for small recurring expenses, pay it in full and on time, and keep balances low. Even a few months of clean history helps your file.
